Redwell Estates will make a charge to landlords for the services provided to finding a suitable tenant for all properties.
Our 24 hour marketing reaches a local, national and international audience for your rental property. We advertise on the United Kingdom’s number one property portal, Rightmove and also our own website www.redwell-estates.co.uk. Your property will be attractively shown at our high street office with our LED-window displays and also distributed throughout our Vebra systems either by email, text or telephone. All applicants will be notified of your property and all viewings will be accompanied. Viewings will be recorded and feedback provided.
All successful applicants will be specifically chosen to match both your
expectations and those of Redwell Estates.
We do not rush applications but prefer to choose the best applicant for your property. All negotiations will be dealt with in an orderly manner and you will be notified by telephone and followed up by email confirming agreed terms and when we have taken a holding deposit. The holding deposit we take from the tenant is £200 and this will be held by Redwell Estates during the due diligence process when carrying out referencing and completing the tenancy agreements. This normally takes four weeks from the date of agreement with the holding deposit forming part of the first month’s rent.
WE OFFER THREE TYPES OF SERVICE
INTRODUCTION ONLY - RENT COLLECTION - FULL MANAGEMENT
Our tenant introduction service covers the marketing of your property in the way described in the passage above. We charge three weeks rent plus VAT @ 20%. Once we have found a tenant and the tenancy begins, we then hand the tenant over to you for onward management. However we are always available to help you with advice if required. Fees are taken from the first month’s rent. The tenants deposit is then transferred to the Deposit Protection Service for bonding and safe keeping. If the landlord has their own deposit account then they will need to have the deposit bonded within 30 days.
Our rent collection service is an Introduction styled service where the landlord manages the property but Redwell Estates has the responsibility to collect the rent. For this we charge three weeks rent plus vat @ 20% and then make a monthly charge of 5% plus vat @ 20% for collecting the rent from the tenant.
This is where Redwell Estates stands out from the crowd. We manage a large amount of properties in East Sussex for our valued landlords. You will have your own designated Property Manager to help you though the process. By taking charge of the property on your behalf and nurturing the relationship between you and your tenant she will help provide the security you need when renting out your property. We have many many tenants who have been Redwell tenants for several years and everyone has this support on hand daily . Tenants contact us to report any problems and we report to you so that you are fully advised on matters regarding your property. We have several competent tradesmen with the correct certification on hand to make any repairs required. We act quickly and are renowned for this. We pay rents as soon as we get them by internet banking transfers, so you get your rent quickly. The tenants deposit is sent off in full under the custodial scheme which is bonded with the Deposit Protection Service (no deposits are held by Redwell Estates).
We charge a setup fee of half a month’s rent plus VAT plus a monthly management charge as follows:
- FULL MANAGEMENT ONLY: A monthly charge of 10% plus vat @20%
- FULL MANAGEMENT PLUS LEGAL COVER: A monthly charge of 11% plus vat @ 20%
- FULL MANAGEMENT PLUS LEGAL COVER AND RENT GUARANTEE: A monthly charge of 12.5% plus vat @20%
